The quotation process couldn’t be easier. Just send in your drawings and any supporting information either through the post or via e-mail ( This e-mail address is being protected from spambots. You need JavaScript enabled to view it ). We can accept drawings in both AutoCad and PDF format.

Depending on how far advanced you are with your project we can provide two different types of quotations. If you are at very early stages looking to set budgets and decide on a construction system we can provide you with a budget estimate. This can be produced from pre-planning drawings and will give you a rough idea on costs for your build. If you are further advanced in the build process we will provide you with a full quotation. These tend to be produced from approved planning drawings and we will ask for more supporting information such as proposed u-values, air-tightness targets, timescales, site conditions & access, etc,etc. Please note we cannot accept orders from a Budget Estimate.

Please allow up to 10 working days for your quotation, however if you require it sooner, let us know when you send it in and we will strive to get it to you in the required timescales.

Upon receipt of the order

Drawings including door & window schedules & identification of any constraints

Line & point loads identified by the structural engineer

Soleplate layout issued for client approval

Upon receipt of the above, full design preliminary drawings are produced for the timber frame & issued for client approval. Any extra over costs must be confirmed by this stage to be accommodated within the final designs

The approval of the preliminary design sets a “design freeze” enabling Frame Wise to progress into the manufacturing stage. Any changes made after the design freeze will affect the delivery date & may incur additional costs

The Final construction drawings are issued out to the client for their record purposes

Work should not be commenced on site until the “as designed” SBEM calculations have been submitted to Building Control. Upon completion, an “as built” assessment is required & should also be submitted to Building Control together with the Energy Performance Certificate (EPC). If you are planning on selling or renting the property, then the “as designed” assessment includes a predicted energy statement which should be made available prior to marketing the property.

Almost all properties being constructed under the 2010 Part L2A requirements will certainly need an air pressure test upon completion with the results being fed into the “as built” SBEM calculation. Exemptions are generally for properties being constructed where the useable floor area does not exceed 500sqm. However, the SBEM calculation must then be adjusted for a lower performing figure which may result in a failure. Not undertaking an air pressure test on this exemption should be highlighted & assessed at design stage rather than as built .

With the ever increasing need to control air leakage as defined in Approved Document L of the Building Regulations, we can supply effective barriers to assist in the reduction of air leakage.

This can include:

Membranes &/or tapes for sealing joints,

Airtightness detailing in critical areas such as intermediate floor to external wall panel

Battens to form service zones to reduce the need for penatrations through the barriers

Where planning legislation requires either of the above, Frame Wise can assist by offering:

SBEM calculations, including credit levels for BREEAM

Energy Statements, giving guidance on fabric performance

Sustainable sourcing of materials, giving credits for BREEAM

Higher levels of factory produced product giving less site wastage, giving credits for BREEAM

We can offer more specialist insulation materials, giving credits for BREEAM

Advice on improving the building fabric to reduce the DER element, giving credits for BREEAM

Wall insulation can be provided as either;

Single frame

Loose, we can supply glass or mineral wool for installation on site

Factory fitted, PU type insulation for varying thicknesses depending on performance requirement

Wyse wall, closed panel system utilising glass or mineral wool with external thermal cladding board all factory fitted

Twin frame

Loose, we can supply glass or mineral wool for installation on site

Roof insulation can be provided for;

Plane ceiling level, usually in the form of glass or mineral wool at varying thicknesses depending on performance requirements

Sloping ceilings, in either glass / mineral wool or PU. Additional PU can be supplied to underline the rafters to reduce cold bridging if required

Acoustic

For meeting the requirement laid down within Part E of the Building Regulations, we can supply insulation for both internal partitions & floors together with party walls where required

Once the design process is up and running and nearing completion you will be contacted by one of our Contract Managers in order to arrange an initial site visit. The purpose of this visit besides meeting your appointed Contract Manager and establishing your new point of contact for the construction phase of the timber frame, is to assess the following:

Site Access

Site Conditions

Any possible obstructions

Scaffold Requirements

Any other attendances

Delivery Date

Foundations are a key element to a smooth build. Foundations should be set out using the approved soleplate drawing as this will ensure that the timber frame will fit precisely. Foundations should be installed to line and level tolerances of +/- 5mm. Again this will ensure a good fit during the erect process.

Scaffold details are provided within the quotation documents but should also be discussed at the initial site meeting with the Contracts Manager. It is usually a good idea to get your scaffolding contractor along to that meeting if possible.

Any concerns you have during the build should be raised with your appointed Contracts Manager who will monitor and control the erect process.

Once complete the Contracts Manager will arrange a sign off meeting. This process is a chance to review the build, inspect the kit and raise any concerns or queries that you may have prior to handover of the structure to follow on trades. During this meeting the Contracts Manager will complete a thorough checklist ensuring that the structure complies with the strict tolerances and standards that we are required to work too.
