CODE 3 AFFORDABLE FLATS

A three storey block of affordable flats on a very restricted site in the Midlands was a test for us. The access restrictions meant that timed deliveries were a must on this project. Access was off a busy main road and there was limited room on site so as deliveries were made, they were craned into place – this was the big benefit of using timber frame for this project.

We were involved at an early stage to get design issues nailed down as soon as possible. This benefited the project when we started on site.

The client also decided to have the panels insulated in the factory to save time and waste. This is now a big part of our business. Offering the factory fitted option in a 140mm panel gives a U value of 0.20W/m2K or less. Nearly two out of three projects that we supply now choose the factory fitted option.

The scheme used 140mm external walls with Boise I joist floors and roof joists. The floors had an OSB deck to accept the compartment floors on top and on the roof structure; the single ply was fitted straight to the OSB.

Because everything was prepared in advance, the block was erected on site in less than six weeks.
